CGI of the completed Oxfordshire development at dusk, brick homes with lit windows
Friday 18 September · Oxfordshire · Small groups on site

Most property education happens in a room.

This one happens on a live development, mid build, with the team who are building it.

A half day on one of our development partners' schemes in Oxfordshire. Hard hats on, walking the site, asking the questions you cannot ask from a webinar.

Real site time, not conference-room slides

We are on an active development in Oxfordshire while it is being built. You will see the scheme as it actually is, not as it looks in a finished case study photograph.

You will walk it with me, and then you will sit down with the people delivering it. It is a practical education day for anyone who wants to understand how development creates returns, and how to apply that thinking to their own capital and deals.

10:00

Arrival, coffee and informal networking

Turn up from 10am for coffee and a chance to meet the rest of the group before we head over to the site.

10:30

Walk the scheme

We go through how a development like this is put together. The decisions that got made, the ones that got changed, and the things that only become obvious once you are standing on the ground.

12:00

Live Q&A with the development team

The developer behind this site has more than 25 years of experience building schemes like this. The part you cannot get anywhere else: the team actually building this scheme answer your questions directly. Programme, costs, contractors, planning, the problems and how they solved them.

13:00

Lunch and networking

Hosted lunch nearby with the rest of the group, running until 2:30pm. Small groups, so you will actually talk to everyone.

Thinking about the full two days?

The Saturday is now running as well. A full taught day covering the strategies and what each one really pays, buying outside your own area where the yields still work, how deals actually get funded including using money that is not your own, and what a realistic first development looks like.

It works in that order on purpose. Friday you walk a live site and come away with questions. Saturday we answer them.

Both days together are £797. If you have already booked the Friday, the Saturday is just the difference — £500.

For people who want to learn by doing

You might already be investing in property, or you might be looking for a better home for your capital. Either way, this day is about seeing how development actually works: the decisions, the costs, the risks and the returns.

This is for founders, professionals and investors who want to understand how developers build sustainable portfolios and six-figure profits per scheme, then decide if this is a path they want to take further.

If your focus is BTR, HMOs, BTL or other strategies, the follow-up one-to-one is a good chance to connect and discuss how this thinking applies to your own path, not only development.

Two things worth being straight about

This is a partner's development, not one of my own schemes. That is deliberate. Part of what Beyond Bricks gives you is access to a network of active developers, and this is that access in practice.

What you will get is the structure behind how a scheme like it gets appraised and delivered, and a clearer sense of how to apply that thinking to your own deals and capital.

From the community

"Our first day together exceeded expectations. We came away with practical tools to better assess potential deals, and what stood out most was how personalised the day was. Imran took the time to understand exactly what we wanted to achieve and made sure every topic we wanted to cover was addressed."

"Imran's greatest strength is his ability to make people feel at ease. He genuinely cares about helping others succeed, and his knowledge of both property and mindset is exceptional."
